Building Maintenance Engineer

Summary
This is a hands-on position responsible for ALL aspects of building services to ensure building readiness, including but not limited to all Safety and Environmental systems, HVAC, Electrical Distribution, Mechanical, Plumbing, Elevators, Building Structure and Grounds. Includes performing all routine preventative, predictive, and corrective maintenance on equipment and building systems to achieve continuous uptime of all systems.    

Essential Duties and Responsibilities include the following, other duties may be assigned

  • Oversee all building systems, HVAC, electrical, mechanical, building structure, plumbing, grounds and fire protection.
  • Evaluate and implement technology for improved building operation and energy conservation.
  • Assist with the annual budget and negotiating contracts.
  • Coordinate and manage on-site construction activities, work with outside contractors and supervise trades, review plans daily to track progress.
  • Organize weekly budget meeting and review expenses with management team.
  • Plan and direct major capital building renovations.
  • Plan and coordinate / perform all aspects of preventive and corrective maintenance for mechanical and automation systems.
  • Advise outside contractors regarding safety procedures and requirements of Weber Stephen Products.
  • Work closely as a liaison with local officials and or inspectors for code reviews and inspections.
  • Schedule testing of boilers, sprinkler systems, and elevators to ensure proper operation and compliance.
  • Maintain inventory of critical parts, supplies, tools, and equipment.
  • Oversee testing and monitoring of water treatment systems.
  • Develop and maintain a 5 year capitol expense plan.
  • Ability to read and diagnose equipment issues using wiring diagrams and layouts.
  • Ability to work within a mobile and dynamic environment.
  • Understanding of machine interface and integration.
  • Must have the capability to troubleshoot and repair building systems and equipment utilizing all means necessary.
  • Ability to start, run and test all building systems and equipment to ensure it functions correctly.
  • Provide regular updates to Maintenance Management regarding status of projects and assignments.
  • Ability to follow all OSHA and NFPA Life Safety standards and regulations.
  • Aids in facilitating safety and security by ensuring workplace, municipal, and legal standards are maintained with regard to building, building systems, and grounds.
  • Maintain, monitor, and continually update BCMC system.
  • Maintain the standards required of a corporate executive office building.

Education and/or Experience                                                    
This position requires a minimum of 8 years of hands on experience in a Maintenance / HVAC environment and / or equivalent training. HVAC certification is required. Candidate should have a strong computer background with the ability to work with any BCMC system. A strong background in automation and integration is desired. 

Language Skills
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence both hard copy and through the use of a computer. This is a must.                                                                                      

Reasoning Ability
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Computer Skills                                                     
To perform this job successfully, an individual should have knowledge of and proficiency in using full Microsoft Office products, Project, and other internet based software. Strong PC skills, to include knowledge of programming PLCs and other automated functions using the above outlined programs and systems.

Certificates, Licenses, Registrations
Trade school certificates as applicable. 20 years of experience / or equivalent.  HVAC certification.

The employee must frequently lift and transport up to 30 lbs., and occasionally lift and transport up to 75 lbs.  Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. May have to walk up and down stairs, ascend and descend ladders on buildings and equipment. May have to operate or have knowledge of equipment needing repair.

While performing the duties of this Job, the employee is frequently exposed to moving mechanical parts and risk of electrical shock. The employee is occasionally exposed to wet and / or humid conditions; high, precarious places; fumes or airborne particles; outside weather conditions; extreme heat and vibration. The noise level in the work environment varies based on department in which work is done from moderate to loud. MUST WEAR PERSONAL PROTECTION EQUIPMENT WHEN REQUIRED.

Additional
The Building Maintenance Engineer’s role requires that this individual must possess a variety of skills encompassing most of the trades. This role may for example require the individual to paint an office one day and performs repairs on the buildings electronically controlled automatic power transfer switch the next. An Executive Office Building also requires a high level of upkeep to ensure and maintain a safe environment and so the facility always looks its best. It is required the employee perform regular inspections to determine areas requiring attention and follow up tasks to completion. The preferred individual will have very strong organizational skills and work with the organizations CMMS software to schedule preventative maintenance and repairs.
